Community Project
This 400 unit community aligns with the City of Tempe’s Affordable Housing Strategy, and meet the goals of the “Hometown for All” initiative. Being respectful to reflect the cultural values of the Native peoples who still call Tempe home and the diversity that has always congregated in this area, our vision and commitment is to develop and operate sustainable, life-enhancing, affordable housing with a focus on long-term community engagement.

This project is the coming together of an award winning team including Center For Public Interest Design , Weddle Gilmore, Local First Arizona, Cultural Coalition, and EngAGE, with Co-Developers and Co-Owners Community Development Partners, a Certified B Corporation with over 4000 affordable housing units, and Juntos Community Developers, a minority-owned and Arizona-based emerging developer.
This is an affordable housing development on the Apache Central Lot - previously Food City - that is dynamic, achieves the highest possible standards in sustainability, and provides a wide range of housing options responsive to the existing and projected market demand of Tempe. On the Dorsey Lot, we will incorporate an expansive outdoor amenity, including an international food cart pod concept that will be a part of the Local First incubator kitchen tied to the City’s EnVision center. The Lemon Lot will be utilized for park and ride replacement parking.

Our team has the following design priorities for the project: 1) provide opportunities for social interaction between neighbors in an intentional intergenerational community, 2) activate the ground floor streetscape along Apache with a focus on economic development and food access including an urban scale grocery concept, 3) maximize the number of affordable units across the sites, and 4) achieve the lowest possible energy usage for a multi-family development, with a goal of a net zero project.
This community will include CDP’s proprietary concept of Community For All Ages (“CFAA”). By serving a population that includes multiple generations with a diverse economic background spanning 30% to 80% AMI levels, we truly aim to deliver a mixed-income, mixed-age community.
